If I come back with a warrant, I'm going to go in without you. So, you either bring her out >> warrant. That's what you got to go do. Get off the property. You don't You don't own this property. You don't own this property. >> Get off here. Go get a warrant. Would you like me to Would you like On October 26th, [music] 2024, deputies responded to a call from a real estate agent who sensed [music] something fishy during a final walk-through. She found a random handyman changing the locks on a house she just sold, and the guy [music] actually had the audacity to refuse her entry. He claimed the real owner hired him, but the agent knew she was dealing with a bold-faced lie. This wasn't just a property dispute, it was a full-blown attempt to hijack a home right before the closing. I got her letter. Hey guys, how are you? Good, and you? Living the dream. What do you got? Are the people living here here now? The fraud The squatters? The squatters not here right now. >> Okay. But, here's the whole story quick rundown. House was foreclosed on. People bought the house. They closed on the house yesterday. The fraud person allegedly came to the house or hired a handyman. The handyman changed the locks that they had on the house already, so now they don't have keys to the The handyman's holding onto the keys to the house, not letting them go into the house. Where's the handyman? Don't know. People bought the house. They technically live here now. And the alleged whatever posted this on the door. Who posted it? The fraudulent person. >> The squatter? Yeah. Do we have her information? It was Is it spelled right? Okay. Um I guess she has prior fraudulent charges that they looked up in the past, something like that. Is it civil? Yeah. Or is it not? >> No, I don't think so. Cuz Sarge thinks it's civil based on What's on here? Yeah, I think we got squatter's law. And if she texts me and said, "Uh there's a gentleman here that says that he's changing the locks that the owner [clears throat] has sent him to do so." I was like, "Bullshit." So, if I respond, I was like, "You're the rightful owner." And And when I started to call the contacts and kind of get my pieces together be the FBI and try to figure out this chain of title, figure out what was going on. Um she came back and posted these signs all over the place. She posted over here. Changed the locks on a house for somebody that she don't even know. Yeah. That's crazy. Are they actually staying here? No. Okay. Okay. So they don't have any property in here? Nothing. Okay. Vacant. And they removed the the handyman removed the lock that we changed it to yesterday. And that's what you were sleeping in a house that you just closed on. And somebody rolls up on your house and starts changing your locks. I mean, you'll be seeing the end of a 380 if it were me. I mean, I'm just being honest. >> Uh yeah. Y'all got the sale paperwork? I sure do. Right here. Right here. The realtor definitely did not come to play, and major kudos are due to her for staying so professional while dealing with this mess. [music] It was honestly impressive how she kept her cool while the deputies tried to wrap their heads around the fraud. She was lucky she caught the lock change early, or this could have turned into a much longer nightmare. Here's your closing docs from yesterday. >> Yep. Are you the new homeowners? >> I am the representing realtor. She is the buyer. >> So she is the new homeowner. So here's all of the closing docs from yesterday. And then I did print out chain of title so that you guys could kind of see ownership it's in the secondary. Um so that you guys could see kind of how that transpired. >> All right. Y'all want some Cajun boiled peanuts? No, thank you. My fingers will be stinking the rest of the day. You have your ID, ma'am? Perfect. This lady has filed this deed that is fraudulent. I mean, ultimately I think we're going to have to pursue charges against her for that, but that's outside of our current problem, you know? She filed a deed through the court? Right. So, and this paperwork here you can see that she has filed a fraudulent deed. So, this is the title showing that PennyMac is the verified owner of the property. Okay? And obviously PennyMac is who sold her the property. This individual saying that she's making claim to this property two owners back that she was a beneficiary. There's no chain of title. >> K, I just opened it. >> [laughter] [cough] >> Okay, here's the property card that shows PennyMac as the owner of the property. Mhm. And then here's this fraudulent deed that she's recorded. That's basically stating Yeah, of course. >> [clears throat] >> It's stuck in my throat like it's just chilling out. >> Oh, no. Making the back of your throat burn. So, she's saying estate is selling the property to the trust. So, she's signing as if she's a seller to herself as a seller, but she's nowhere as a seller or owner. Right. It's like trying to find Waldo. Is this on the clerk of the court's website? Is that where we got this? >> the property appraiser's website. So, she did go down to the courthouse and she did record that deed. But there's no ownership. She's claiming that she um filed for a silent title title transfer and filed for property abandonment. The realtor provided a mountain of closing documents to prove her client was the verified owner. >> [music] >> The deputy reviewed a fraudulent deed that the squatter had somehow managed to record. It was like trying to find Waldo in a stack of lies. Yet, the paperwork did not lie about who actually paid. What do we got here? This is the general warranty deed. This lady is stating that she was a beneficiary of the deceased Campanello that was a owner of this property 7 years back. Okay. So, she has no claim to it again. >> Right. I just wanted to be able to provide you the chain so that you guys could kind of see it. And when a foreclosure happens, I mean that's why it takes so long in a foreclosure proceeding is because they have to make sure that there is nobody that can pop up and make claim to the asset. >> Right. So, when we have that, it's kind of a blank canvas. So, this lady kind of coming out of the blue and changing locks and threatening trespassing just seems to be a little bit egregious to me. All right. Let me just go verify that on the property appraiser's website and we'll be right back. So, this person's got no claim to the property. As far as our awareness, except for the fraudulent document that she filed with the court. Did we find that document in the clerk of the courts? I haven't looked yet. Is that Sergeant James? >> it sounds like she doesn't have any claim or right to that property. Right. >> And she got it unlawfully. It sounds like it's a typical squatter situation. So, they're here now. She is not. The new owners I they have the whole bill of sale and everything. We tell them they're free to do what they want with their property. They sold it yesterday they bought it yesterday. They closed yesterday. Let's confirm everything with the with the first website that on the property appraiser can you come back to? It comes back to PennyMac. Who is the Which is the bank. That this these people bought it through a foreclosure. Okay. And they bought it yesterday, so it's probably not updated in the system. Clerk of the courts showing that she filed paperwork the prior owners of property after PennyMac had already foreclosed on the property. What's her name? Her name is All this stuff started October 7th, but the property was foreclosed on and became the property of I I believe it said September. The realtor provided a clear timeline that showed the fraudster only started filing her nonsense after the property was already legally cleared for sale. It was wild to hear that the woman was threatening to sue the actual owners for $10,000. Clearly, she thought she could make the law disappear, but the paperwork said otherwise. Do you guys want to contact the listing agent? Would that help you in your discovery? The listing agent? >> Yeah. Not really. Obviously, he's only with the a contract seller to sell but to list it. I mean, the property is publicly marketed. Yeah. On the market. We're just going through the motions. >> in my career ever had this happen. Yeah. Ever. That is more with like rentals, but this whole deed Yeah, it's fine. Then for cuz that information's clearly on the clerk of the courts. >> Right. Um She's suing the Daughtrys who lost their home. When did it say? September? Right. Right. >> That's when the foreclosure finalized? And she >> But they didn't submit their She That all got submitted to the clerk of the courts and I think it October 7th. >> Right. But then it's saying it's suing some FBC Mortgage LLC. Have no idea. Like I said, it's all I feel like it's just all fraud. Oh, yeah. I looked up the lady. We have a As realtors, we have like a I'm going to call it a background type of situation. I mean, obviously nothing like you guys have, but it's just full of scheme to defraud and theft charges. So, does it seem like this is out of the wheelhouse? You know? >> She's advanced her game, maybe. >> Right. You know, and I was kind of like trying to feel her out because like I said, in my gut, I felt like maybe she had gotten scammed. She was under the impression that she had rightfully purchased the property from somebody that didn't own it, right? So, that was And then, when she started talking about the silent title transfer, and she filed for abandoned property, and it's hers, and I was like, "That's not how that works." I mean, if I could drive down the the road and file this abandoned property and make claim that I'm the owner, I mean, everyone would be doing it. >> Right. Cuz that's how that works. Right. Then she started screaming that she was going to have these folks arrested and that she was going to sue or fine them $10,000 if they're on the property. Crazy. Crazy. We deal with the crazies all the time. All the time. >> I will text you guys. Thank you so All we deal with is crazies. The deputies started swapping stories about other local squatters who managed [music] to stay in homes for months without even having running water. While they chatted about property values and the weight of their tactical vests, the reality of the situation started to sink in. How many acres is this? Three and a half. Oh, that's why it was 225 or whatever it said. What's it say? Yeah. I saw that number and I was like Yeah, our property values in Marin County are definitely not what they used to be. No. How much does that weigh? About 20 lbs. Yeah, and I work out every day, right? I ain't never been to the gym. Yeah, right. >> That's why it's so impressive when I see videos of cops running down people on foot. >> Yeah. It's not easy. No. >> [clears throat] >> Did you guys deal with the squatter down here where they built the new house? This guy out of the blue, how he hooked up the electric, nobody knows, but he had electric to it. He was getting mail to it. Him and his girlfriend was getting mail to it. Well, it literally took them about 3 months to get him out of there. Cuz they changed that squatter law, I don't know, Yeah. 4 or 6 months ago. Yeah, cuz he was in there and they said, "Oh, no, you got to give him time to get out." So, he just dilly [ __ ] for 2 more months. They didn't have water, so they'd come down to B&M here and ask for water. "Can I get a bucket of water to come back?" But, they just squatted right in there like they owned it. Say they were there probably a good 6-8 months. Hell, I had them squatting under my bus, so I had to run them off. So, it's on file. It's on record. Do you have a physical copy with it on you? I do. Are you able to bring it to the house? I am not at this moment. I'm at work. I can do it later. All right. Well, we're here now. There's a situation and we're trying to prove residency right now. So, is there a way you can come up here with that paper? Can I send someone with it? I can't come at this moment. Well, we need Well, we need you here for the fact of the matter. Okay. Well, let me see if I can get over there, but it's not going to be right this second. It's going to take me a few minutes. That's fine. Just I'll call you back in a few minutes. All right? Okay. All right. Bye-bye. Okay. Well, if you look on Marion County Property Appraiser and go pull up that address, my warranty deed is on file. And I have a quiet title action that's also in place that I have filed with Marion County. Okay. We're going to need to take all that to the civil division and discuss it with them there. Okay. All right. What What was your date of birth? I'm sorry. I have your first name and your last name. No, you don't That's not relevant to you, sir. Again, this >> It's relevant for It's relevant for the It's rele It's relevant to the report. That's fine. When the deputy got the suspect on the phone, she immediately became defensive [music] and claimed her birthday wasn't relevant to the report. It was a classic move from someone who knew their story was falling apart. She kept trying to sound official by mentioning quiet title actions, but it just sounded like she was reading from a scammer's handbook. Hello. Hello. Hello. Is Amy here? Who? Amy. Yeah. Is Amy here? I don't know if she's here or not. I've I've been in my own house, sir. I don't know if she's here or not, to be honest with you. What What do y'all need? We're looking for We just need to talk to her. Where does she stay at? Oh, I think her her lawyer has his camera. Okay. Y'all don't know if she's inside or not? No, I don't know. We just need We just need to talk to her about something. Well, y'all Why y'all got a dog and all that coming up here on my private property? Okay. Well, we still need to talk to her either way. I mean, but this looks to me like y'all are here to arrest somebody. Well, we need to talk to her first. So, [snorts] is she here or not? I don't know. I haven't seen her. I just came out of my house. >> Can you see if she's here? I Is she Is she here? How How y'all just walk up on the man's property like that, man? Because this is where she lives. Who? This is where she lives. No, how y'all just walk up on this man's property like this? Just like we did. How? How? We just walked up. There's no gate, nothing like that. >> up on the property. Okay. This man owns this [ __ ] >> Okay. Y'all got to respect that. Try to be a man. I don't want to disrespect him, either. I'm sorry. This is I mean, it is private property. Y'all brought a dog. You don't like goddamn raccoons. That's what That's what brought up me. You bring a dog up here to Okay, so if I send the dog away, is that going to be less of a problem? Well, I don't know. I don't know. You better not bring a dog up here. To talk to Amy. I have told you that. Why y'all want to talk? Y'all got to do that in the witness stand. One month later, the deputies rolled up to a property that looked like the largest gathering of complete idiots ever assembled. Suddenly, every resident in the driveway became a self-proclaimed constitutional scholar yelling about private property. It was a mess of loud voices and even louder ignorance as they tried to block the officers from doing their jobs. Well, witness then. We got to get her there first. >> What? To talk to her about an investigation. Investigation for what? >> Okay. You know, I'm not trying to be disrespectful. My dad is not here. That's okay. You know, my dog is in there. Okay. So, why you What What is the arrest for? It's not an arrest warrant. For what? What y'all want to talk to her for? About an investigation that's ongoing. That's all I can tell you. I'm not going to tell you anymore. I got to talk to her. My sister, go turn the light on. What did y'all come to my house for? To go talk to her. >> For what? About an investigation that's going on. >> What investigation? I'm not going to tell you. >> your hand on your gun or what? I have my hand on my flashlight. >> want to talk to her for? Just to talk to her about an investigation. This is Thanksgiving night. Yes, sir. >> It's Thanksgiving, man. No, Thanksgiving's tomorrow. Be be be be respectful, man. Being respectful is not the way you're talking to me. >> man. Okay. For you being here on this property, you guys need a warrant. Is she here? Is she here or not? Come on, man. Be yourself. Okay, is she here or not? What you talking about? Because if I come back with a warrant >> Just just do your job. If I come back with Come on, bro. This is our land, bro. If I come back with a warrant, I'm going to go in without you. So, you either bring her out >> That's what you got to go do. Get off the property. You don't You don't own this property. You don't own this property. >> Get off of here. Go get a warrant. Would you like me to Would you like Would you like me to leave? Bye. Yes, sir. Bye. Get the [ __ ] off the land. Bye. All right. You supposed to have a warrant. I don't have to have a warrant. Thank you, though. Yes, she is doing that. I do not have to have a warrant, ma'am. No, ma'am. I do not. Y'all against the law. And you got your dog here. Y'all against the law, man. Who can talk to you, sir? I'd be glad to. He would like to talk to you. Detective has probable cause for her arrest. Just stay right there. I don't want the dog to jump or react. You have what? Detective has developed probable cause for her arrest. So, we are here to take her take her into custody. One guy even had the nerve to tell the officers to be respectful because it was the night before Thanksgiving. [music] Apparently, he thought the law took holidays off to go eat turkey. It was hilarious watching them try to demand a warrant for a conversation, proving that this house was just full of stupid and zero common sense. So, if she's here, we need to let you know. >> Why are you I don't know the specifics of the investigation. I just know the detective is looking for her because she's got probable cause for a case that she's working. So, it's either we come back here, you know, get this all tonight or we're going to come back and keep coming because this is the last known address we have for either she has ties to this address so we're just going to keep coming back. Of course you do. >> So, it'd be just, you know, quick and easy. You tell her to come out, we'll take her into custody, and we'll be on our way. I still don't >> It's going to happen either way, you know, whether it's tonight or tomorrow. >> She is not a criminal. She's ain't done nothing wrong. >> here to judge. I'm just telling you what we're working off of by the detective who's handling the investigation. >> have a warrant for her? We don't have a warrant. We have probable cause, which is we can take somebody into custody based on um We don't have a warrant, but we have probable cause. So, we would like for you to go in the house if she's here, tell her to come out, surrender. No, she'll fight, man. And you guys have an investigation. Why [clears throat] you guys don't have Why? Because we don't need to submit for a warrant if we can take her into custody before getting a warrant. >> guys don't have a court order for her to go out Because we have to give her the court order. We have to talk to her to give her that order. We can't just give somebody a court No, no, no, no, but now you guys have to You guys now are >> We will come back with a warrant if that's what you guys want. And then we will go into the house without your permission. >> No, before you guys do all of that, that goes into the court order system. Yes, sir. >> That is not That won't work. I'm sorry, but yes, it does. Okay. And that goes into the the fifth amendment. So, once you got a court order, what you do? Actually. Yes, sir. No, ma'am. Like we've already explained, I'm not going to round table this. The detective is following an investigation for criminal charges. What is some kind of fraud? Criminal charges. Criminal charges. Fraud. Yes. Fraud. Yes. What What about What about somebody else is involved in on the other side? Now you guys going to have to I'm not going to go down with the investigation because all I know is that she's wanted for for something that she did. >> Get a lawyer So, she got a warrant? And where is your supervisor? I would like to talk to your supervisor. No, no, no. Now you guys are going against the law. They kept arguing about court orders and the Fifth Amendment, sounding like they learned everything they knew from a bad daytime TV show. It was a classic driveway lawyer moment where everyone thought they could talk their way out of handcuffs. They were so busy being outraged that they forgot they were completely detached from reality. We're here for a lawful reason. Okay, this is her last known address. If you don't live here or reside here, I don't need to talk to you any further. Now you guys are going all against the law. >> Sir, what's your name? My name's Charles. Charles? Charles. Okay, like I said Appreciate your service. If Amy is here, please have her come out. We'll take her to the car, she'll be out of here quick and quick and easy. Um but if she's not, tell us now. Yes, sir. Yes, sir. We'll walk. We can cross 500 bucks to get her out. Yes, sir. It's Thanksgiving, man. Everything is going against the law. This is not the way to do it. That's not the right way. The law goes whether it's a holiday or not. Huh? This is all wrong, y'all. This is all wrong, especially you guys have to also send stuff through the mail. We do not, ma'am. Yes, especially if you're going I've been doing this job for over 10 years, I can tell you that's how it works. And it goes directly to investigation. Everything goes through the court system. So don't don't come with that cuz I know a lot about the law. And this is all wrong. This is all wrong. Well, we're not leaving until the gentleman Charles tells us to leave the property. We're not the homeowner, so we're not going to talk to you. Tell them to leave the property. I really wish you would because I I don't know what to >> them. All you got to do is tell them. I told them about it. I do special work. So, let me tell you this, Charles. When the warrant does get filed and becomes active, we're coming back in here and we're not going to leave, okay? So, it's easier for us to get this over done with now and have her transported and booked in and be done with it versus us coming with a warrant that we're going to, you know, surround the house, possibly go inside if she's in there. Uh we're just here to take her into custody now anyway. That's it. The noise level stayed high as the residents kept arguing, clearly hoping cops would tolerate their nonsense. But, the deputy stood his ground, reminding them that he'd been doing his job and knew exactly how the system worked. Eventually, [music] the suspect realized the party was over and walked out into the driveway to face the music. Well, how y'all doing, bro? How y'all doing, bro? How y'all came up here, bro? Don't touch my [ __ ] woman, bro. Now, you're going to be interfering with an investigation. Yeah. You see? Now, we're done. Okay. Well, we told you that she's going to be arrested, okay? You okay? You have a $5,000 bond. Okay. Do you know what this is about? No. Okay. I thought you said keep talking. So, you're being charged with uttering a forged document, okay? Would you like to talk about it? >> No. Okay. If you would please keep your hands out of your pockets. I'm going to place you under arrest for forgery. If you'll turn around and place your hands together like you're praying. All right, this man he's going to place you in some handcuffs, okay? I'm just here to book you, okay? You just confirm you don't want to talk to us, right? >> No. Okay. This entire situation was a masterclass in how not to handle a legal dispute or a real estate transaction. Between the fraudulent deeds and the neighborhood legal team, it was a wonder the deputies kept their patience as long as they did. In the [music] end, the real owners got their house back and the scammer got a very expensive lesson in how the law actually works. Following the investigation, Amy was charged with several crimes connected to the fraudulent attempt to take control of the property. These charges included unlawfully filing a false document, uttering a forged instrument, burglary of a dwelling, and grand theft from a dwelling. During the court proceedings, she was found guilty of unlawfully filing a false document, [music] while the uttering forged instrument charge resulted in an acquittal, and the burglary and grand theft charges were dropped. As a result of the conviction, she [music] was sentenced to 5 years in state prison and ordered to pay $5,959 in fines and court costs. [music] In May 2025, she later filed a lawsuit against the state attorney, >> [music] >> likely attempting to interfere with the criminal process. However, Florida courts rarely allow civil lawsuits to affect ongoing criminal cases, so the lawsuit will most likely be dismissed. [music] If you found this case interesting, leave your thoughts in the comments and don't forget to like and subscribe for more real police body cam footage and [music] case breakdowns.
