On May 20th, 2024, Diane Leilani Kahananui — an 11-year property manager for the Makai Shores Community Association in Honolulu, Hawaii — was arrested and charged with theft in the first degree, money laundering, breach of fiduciary duty, and federal wire fraud after an independent financial audit revealed she had embezzled $647,000 from the 312-unit homeowners association over seven years. Investigators found Kahananui had directed every maintenance contract to her brother-in-law's construction company at inflated prices in exchange for cash kickbacks, and separately paid herself through two shell vendors that did not exist, all while reporting a reserve fund balance nearly $650,000 higher than what the association actually had. The scheme was uncovered only after a newly elected board member, a retired CPA, insisted on competitive bidding for a routine repainting project and discovered the shell companies had no business registration at all. Kahananui was sentenced to nine years in state prison and ordered to pay full restitution.
